Union4 Planning has successfully secured planning permission for a residential development at Effingham Golf Club. The approved scheme comprises five two-storey replacement homes—three attached and two detached—with associated parking and landscaping. This follows the demolition of existing buildings at Warren Farm Cottages on Guildford Road, Effingham. The permission, granted within the Green Belt, represents a notable achievement, allowing for a substantial increase in building footprint, development spread, and overall floor area.
The site is located near several sensitive constraints, including a National Landscape area and a public footpath. Each home benefits from dedicated parking and generous private gardens.
