Ordnance Road Enfield

We worked collaboratively with MTVH and Enfield, through a Planning Performance Agreement, to bring forward the redevelopment of an existing residential block. The proposal replaces an outdated 1960s block of 10 substandard homes with a sensitively designed part four-, five- and six-storey building providing 24 new homes- all at social rent. The site has a constrained setting with an adjacent bungalow and river frontage, which required careful assessment of both neighbourly impacts and a detailed flood risk strategy, alongside improved biodiversity and communal access. The scheme evolved through a consultation process with existing residents, allowing every assured tenant to return, the wider public, and Enfield’s design officers. The application was considered at Enfield’s Planning Committee in July 2026 and received a unanimous resolution to grant. We are continuing to work on completion of the s106.
